DEALS: DESIGN + BUILD
D-B is a project delivery method that combines planning, design, and development into a single contract. D-B stands for working with the right team from the outset to ensure a good project and the highest level of satisfaction for the Client/Owner. It's essentially the same as putting together a sports team. Delightful Designs pick teammates we know we can collaborate with, trust, lean on for support, and ultimately win the game with.
CONSTRUCTION PROCESS

STEP ONE:
PERMIT
YOU'VE MADE A SIGNIFICANT DECISION
The building agreement is signed and now you will just proceed with a few additional decisions on the way to homeownership.
All colors and materials are selected for the exterior and interior.
We will ask for all building permits from our construction team.
The lot is cleared of debri and any trees.
STEP TWO:
FOUNDATIONS
FOOTINGS, PLUMBING, PLOTTING, AND CONCRETE POURING
The foundation formwork is laid out in accordance with the plot map and construction plans.
Our land surveyor will inspect the foundation to confirm measurements and placement.
The rough plumbing has been installed and inspected.
The form has been trenched, and all structural components have been installed.
The city inspectors and our quality control team inspect the foundation.
The foundation has been poured.
STEP THREE:
FRAMING
YOUR DREAM PROJECTS BEGINS TO BECOME A REALITY
The lumber has arrived delivered on site.
Our craftsmen frame all walls, ceiling joists, and rafters, as well as create all window and door openings.
Roof decking has been installed and is wrapped.
Windows and exterior doors have been installed.
Exterior trim and siding have been installed.
The fireplace is up and running.
STEP FOUR:
INSPECTION
The inside starts to take form. Several inspections ensure all is done properly.
Roughening is completed for heating and air conditioning.
The top plumbing is finished.
Rough-in electrical is completed
We are installing cable, telephone and alarm cable.
Roofing shingles are applied
The city inspectors and our quality team inspect the framing, mechanical, plumbing and electrical.
STEP FIVE:
FINISHING STAGE 1
EXTERIOR CLADDING AND INTERIOR FINISH
Poly seal and insulation is installed.
Our quality team installs and inspects Drywall.
Once the drywall is taped and sanded, the walls and the ceiling are structured.
Installment of cabinets take place.
Indoor doors, crown moldings, baseboards and armchair racks are set up.
STEP SIX:
FINISHING STAGE 2
THE INTERIOR BECOMES ALIVE !
The first outer and inner coat is painted by painters.
​The flooring of the tile is set up.
The tops and backsplash of the kitchen counters are installed and applied.
Bath counters are installed and prepared for plumbing fixture install.
The exterior cladding, stucco, or siding is installed and finished.
Pouring of driveway, walkways, sidewalks and patio has been completed.
STEP SEVEN:
FINISHING STAGE 3
APPLIANCES !

Install A/C return, thermostat and supply devices.

Set up capacitor unit.

Installation of plumbing, light fixtures and appliances.

Floors and tapestries have been installed and all hardware for the main entrance, bath and cabinet is now finished.

In order to prepare the second coat, our project team inspects drywall.

The external grading is completed and stucco is colored.

City inspectors and our inspection team execute final inspections.
STEP EIGHT:
COMPLETION
Lets Power Your Dream Project !
The second paint coat is applied both externally and internally.
You are cleaned inside your house.
The scenery is installed and the sod.
Power, gas and water are activated and our Quality Control team and subcontractors control all systems. All systems.
A detailed inspection is carried out by our quality control team and the punch list is prepared.
With our quality control team you participate in a homeowner orientation and walk.
Our delivery crews address punch list items. Punch list items
Cleanup is done in detail.
